Are you looking for a relaxing vacation of wine tasting, cooking, napping in a hammock and strolling or surfing on the beach? Rent a room or two in our cozy and beautifully decorated beach cottage, located a quick 10 minute drive from Smith Point beach and 20 minutes to North Fork wineries. The house is located on the east end of Fire Island National Seashore, about 20 minutes west of Westhampton. Its the perfect fall getaway from the city, and if you have a car (which is highly recommended for going to this part of Long Island), there is so much to see and do. We’re an hour drive from Montauk, 15 minutes from Westhampton, 30 minutes from Southampton, 50 minutes from East Hampton and Sag Harbor, 1hr 20min from Shelter Island, 25 minutes from the Tanger Outlets in Riverhead. A room rental comes with bed linens, towels, soap, and use of dishware and cooking tools. The house is located a block from Forge River, and a few blocks from the famous Mastic Seafood (find out why folks come here to buy the freshest seafood in Long Island), and as mentioned previously, lots of famous Long Island wineries.
2 rooms (+1 bath) are available for rent in a 3 bedroom house. Rooms are available for weekend or weekday rental. Kitchen, living room, dining room and large yard (deck, BBQ, hammock, outdoor dining set, garden) are available for use with a room rental. If renting on a weekend, the owners will (most likely) be using the master bedroom on the other side of the house. Note that common space (kitchen, living room, dining room, BBQ) will be shared if owner is there on the weekend. We accept cash and Paypal payment (see below). Room rates can be found below.
Owner is an artist couple (30s) from the city. We are very easy going and use the house as a weekend getaway from the city to beach/surf and relax.
GETTING THERE:
The best way (by far) to get there is driving a car. If you dont have a car, you will need to take the LIRR to the Mastic-Shirley stop (from Penn Station), and you will need to get around via taxi (from train station to house, house to grocery store and back, to the beach and back, to wineries, etc). Taxi cabs are always available at the train station, but you would have to call in advance for pickup at the house, beach, etc. Taxi information is available upon request.

INCLUDE THE FOLLOWING WHEN EMAILING RESERVATION REQUEST:
1) Your full name.
2) Phone number and best times to reach you.
3) The number of people in your party (specify # of adults and children).
4) The number of rooms you are requesting.
5) Your 1st, 2nd and 3rd choice of dates (i.e, checking in Friday, Sept. XX, checking out Sunday Sept. XX). Please be clear on the number of nights you are requesting.
6) Confirm that you/your party will not bring any pets.
7) Confirm that you/your party are either 1) non-smokers or 2) will not smoke inside the house.
RESERVATION/CANCELATION POLICY AND OTHER IMPORTANT INFORMATION:
* Check-in time: 2:00 pm (if picking up the key in Manhattan/Brooklyn); 5:00 pm (if picking up key near the house). Check-out time: 12:00pm on day of departure.
* Pick up key by appointment in Manhattan/Brooklyn OR near the house (we can arrange for key pickup very close the house please let us know which is more convenient).
* Payment information: We strongly prefer cash payment, but will also accept credit card payment via Paypal (you will need to cover the additional 3% charge from Paypal).
* Reservation/Cancelation Policy:
– For reservations that are less than $300 (total balance), a $100 non-refundable deposit is required to guarantee your reservation.
– For reservations greater than $300 (total balance), 50% of the total balance, non-refundable deposit is required to guarantee your reservation. For example, if your party has 4 people and you rent for 2 weekend nights, the total balance would be $440 and your non-refundable deposit required would be $220.
– The remaining balance is due either 1) when you pick up the key the day of or prior to check-in, or 2) upon check-in.
– If you need to cancel a reservation, we ask that you please notify us as soon as possible. You will not receive a refund for your deposit.
– If the original dates you reserved need to be changed, please let us know as soon as possible, and we will do our best to accommodate your request. We cannot guarantee that your requested dates will be available.
* Weekday (Mon-Thurs) rentals require a 3-night minimum stay.
* High season rates are valid May through October, and Thanksgiving weekend in November. Please inquire if you are interested in rates during the low season (November through April, except Thanksgiving weekend).
* No smoking or pets allowed.
* If your party includes children, please include a description (age, etc.) in your email.
* Please mention if your dates are flexible in case we cant accommodate your first choice.
* We realize you probably dont want to share a bathroom with a complete stranger, so if you book one room only, weekday or weekend, we will not rent the other room out to another party, UNLESS you specify that you are okay with this. This would also be contingent on the other party approving the arrangement as well.
* We may be able to accommodate parties of 5-7 for an additional cost. Additional Japanese sleeping loft available. Rates will vary depending on the number of people in your party and length of stay. Please email to inquire about booking parties larger than 4.
* There is plenty of parking available at the beach (huge parking lot). Parking costs $9/day (flat rate), but if you arrive before 8am or after 5pm, its free. The beach parking lot closes at 10:00 pm daily. Please remember that you will need to drive across a small bridge (no ferries or toll charges) to get to Smith Point beach.
* We can show the house by appointment only.
* This is a beach house and we like to keep our house clean. Therefore we have a no-shoes-inside policy at all times. Please remove your shoes at the door.
